Homeowner Annual Maintenance List

As part of our commitment to thoroughly protect and maintain your asset, we want to ensure you are aware of the essential maintenance services that should be performed on your property. Regular maintenance is key to preventing costly repairs and keeping your home in optimal condition. Below is a list of recommended services along with their approximate costs I’ve received from my preferred vendors:

  1. HVAC Service

   – Task: Perform bi-annual service on HVAC systems, including a filter replacement.

   – Frequency: Fall and Spring

   – Approximate Cost: $199 (includes both services and filter replacement)

  1. Backflow Inspection

   – Task: Conduct a backflow inspection to ensure the safety of the water supply (if on city water)

   – Frequency: Annually (Legally required by the city)

   – Approximate Cost: $50 – $200

  1. Roof Inspection

   – Task: Inspect the roof for any signs of damage or wear and tear.

   – Frequency: Annually

   – Approximate Cost: $150 – $300

  1. Smoke and Carbon Monoxide Detector Testing

   – Task: Test and replace batteries in smoke and carbon monoxide detectors.

   – Frequency: During turnovers

   – Approximate Cost: $99 – $499

  1. Water Heater Inspection and Maintenance

   – Task: Inspect the water heater for leaks, sediment build-up, and proper operation. This includes flushing the water heater to remove sediment and improve efficiency.

   – Frequency: Annually

   – Approximate Cost: $230

  1. Dryer Vent Cleaning

   – Task: Clean the dryer vent to prevent fire hazards and ensure efficient operation.

   – Frequency: Annually

   – Approximate Cost: $99 – $150

  1. Chimney Cleaning and Inspection

   – Task: Clean and inspect the chimney to ensure it is free of obstructions and safe for use.

   – Frequency: Annually, preferably before winter

   – Approximate Cost: $150 – $300

  1. Home Inspection

   – Task: Conduct a thorough home inspection to identify any potential issues.

   – Frequency: 5 years

   – Approximate Cost: $300 – $500

  1. Gutter Cleaning

    – Task: Clean out gutters to remove leaves, debris, and prevent blockages.

    – Frequency: Fall

Annual Homeowner Fees & Responsibilities

These costs are the responsibility of the homeowner and are not included in Black Pine Property Management’s services. Be sure to budget for the following:

Irrigation & Sprinkler Fees

  • Payment for pressurized irrigation water (if applicable)
  • Frequency: Annually (typically due in Spring)
  • Approximate Cost: Varies by water district—plan for $100 – $200
  • Sprinkler System Winterization/Blowout: $50 – $100 (fall)
  • Sprinkler System Start-up: $50 – $100 (spring)

Property Taxes
Task: Annual property taxes assessed by the county.

  • Frequency: Annually (billed by Ada/Canyon County in November; due in December or split into two payments)
  • Approximate Cost: Varies by property; available on the county assessor’s website.

HOA Dues

  • Task: Homeowner association fees (if applicable).
  • Frequency: Annually, Quarterly, or Monthly (varies by HOA)
  • Approximate Cost: Varies widely ($200 – $1,000+ annually)

Insurance Premiums

  • Task: Homeowners/Landlord insurance and umbrella policy (if applicable).
  • Frequency: Annually
  • Approximate Cost: $500 – $2,000+ annually (depending on coverage)
