Management Fee
Our management fee is 20% of gross booking revenue. This includes listing creation and pricing optimization, professional photography, 24/7 guest communication, cleaning coordination, maintenance scheduling, and monthly income reporting through RentVine. In addition to the management fee, there is an Onboarding Fee of $500 which covers listing setup, professional photography, supply coordination, and property preparation to meet Black Pine’s Airbnb standards. A one-time setup fee also applies to cover cleaning supply setup and refillable amenities. The setup fee varies depending on the property.
Property Setup Requirements
Before going live, each property must meet the following standards:
-Two sets of sheets per bed and two towel sets per guest
-Fully stocked kitchen with cookware, utensils, and basic supplies
-Smart lock entry for seamless guest access
-Refillable soap dispensers and starter amenities. Initial cleaning supplies, which are provided during the cleaning setup.

How do I get paid?
Owner payments are processed monthly through RentVine once guest stays have been completed and funds have cleared. You’ll receive a detailed statement each month showing income and expenses.
Who collects and remits lodging taxes?
Airbnb automatically collects and remits applicable lodging taxes in Idaho, so you don’t have to handle that separately.
Do you handle pricing and rate adjustments?
Yes. We monitor local market trends and adjust pricing regularly to keep your property competitive and maximize occupancy.
What if a guest damages the property?
We handle all guest communication and damage claims directly through Airbnb’s Resolution Center. Airbnb provides a host damage protection program, and we’ll coordinate any necessary repairs or follow-up.
What areas do you manage Airbnb homes in?
We currently manage properties throughout the Treasure Valley, including Boise, Meridian, and Eagle.
Do you help with furnishing or decorating before listing?
Yes. We offer furnishing and décor guidance to make sure your property photographs well and provides the right experience for guests.
Do you manage properties with pools or hot tubs?
Yes, as long as they meet safety and maintenance standards. Additional vendor coordination may be required for routine service.
Do you manage entire homes only, or shared spaces as well?
We focus exclusively on full-home Airbnb properties rather than shared or owner-occupied spaces.
