Black Pine Property Management Fee Transparency & Commitment
Black Pine Property Management does not own all of the properties we manage. As a property management company, we act as an agent for property owners and landlords, providing full-service management for tenants renting those properties.
When it comes to the costs and charges associated with renting a home, we are committed to a fair, transparent, and legally compliant process. We ensure full disclosure of any fees charged, as well as potential security deposit deductions at move-out.
All fees and payment obligations charged by Black Pine Property Management are legitimate, reasonable, and never misleading, unfair, or deceptive. We clearly and conspicuously disclose all fees and obligations as is practical and outlined in this document.
Our policies have been developed with careful consideration of both state and federal laws, industry best practices, and guidance from legal and regulatory sources. These include commentary from HUD Fee Policy, HUD Use of Housing Vouchers, the Idaho Attorney General’s Office, federal initiatives addressing rental fees, legal actions by the FTC, attorney recommendations, and other relevant industry resources.

Application Fee $50 (includes background and credit check)

Lease Admin Fee $125 one-time

Resident Benefits Package $37 per month

Late Rent Payment $50 (applies after 5 days past due)

Returned Check/NSF Fee $50 per returned payment

HOA Violation Fee $25 per compliance notice + any HOA-imposed penalty fees

Pet Move-in Fee $100 per pet (one-time, nonrefundable)

Monthly Pet Rent $50 per pet per month

Utility Bill Fee $10 per bill if utilities are not transferred to tenant's name

Lease Modification Fee $25 per requested modification (e.g., adding/removing tenants, adding a pet)

Lease Renewal Fee $50 upon renewal

Early Lease Termination Tenant responsible for rent until re-rented + advertising and re-renting fees

Failure to Maintain Lawn/Landscaping Cost of professional landscaping service if neglected

Failure to Remove Snow/Ice Cost of professional snow removal if not maintained

Failure to Replace Furnace/Air Filters Cost of replacement + possible HVAC repair costs if damage occurs

Failure to Maintain Water Softener Cost of repairs or replacement due to neglect

Failure to Report Maintenance Issues Tenant responsible for additional damage repair costs

Vehicle Violation Fee Cost to tow unauthorized or abandoned vehicles

Failure to Provide Required Insurance $50 lease violation fee + enrollment in property manager’s insurance policy

Collections & Legal Fees Tenant responsible for attorney and collection fees for unpaid balances
