Why Rent-Ready Matters

When a home is move-in ready and held to a professional standard from day one, it sets the tone for your tenants—and for how the property will be maintained moving forward. We treat your rental like a business, and tenants will do the same when they see that the home is clean, functional, and cared for.

We also use this initial condition as the baseline for future security deposit evaluations. If the home is delivered in top condition, we can confidently and fairly assess any damage at move-out, ensuring you’re protected.


Rent-Ready Checklist for Owners

Before we can list your property, please ensure the following items have been completed. If you’d like us to coordinate this for you, we’re happy to help.

Cleaning & Appearance

  • Home is professionally cleaned (including inside appliances, baseboards, window tracks, and blinds)
  • Carpets professionally cleaned
  • Windows cleaned inside and out (weather permitting)
  • Garage, storage areas, and yard debris removed
  • All walls patched and painted where needed (neutral tones preferred)
  • All light bulbs functioning and consistent (no mismatched color temperatures)
  • Fixtures, fans, and hardware are clean and in working order

Safety & Compliance

  • Smoke detectors in every bedroom and hallway, tested and functioning
  • Carbon monoxide detectors installed within 15 feet of every sleeping area
  • All locks, door handles, and windows are secure and functional
  • New batteries in all smoke/CO detectors and thermostat
  • GFCI outlets tested and functioning in kitchens, bathrooms, and exterior areas

Appliances & Systems

  • Refrigerator, oven/stove, microwave, and dishwasher cleaned and working properly
  • HVAC filters replaced
  • Water heater temperature set at a safe level (around 120°F)
  • All plumbing (toilets, sinks, drains) functioning and leak-free

Exterior & Landscaping

  • Lawn mowed and edged, landscaping trimmed back
  • Sprinklers tested and scheduled
  • Gutters cleared, if needed
  • Fence, gates, and outdoor lighting secure and operational

Miscellaneous

  • All personal items, trash, and furniture removed (home must be completely empty)
  • Provide all keys, garage remotes, mailbox keys, and access codes
  • Utility accounts (water, sewer, trash, gas, electric) remain on during vacancy
  • Any needed repairs completed prior to listing (we can help coordinate if needed)
